At Titan we are always monitoring our Contracts to ensure that Client exposure to risk and failure is minimised relating to :

The B&ES Standard Maintenance Specifications (SFG20) which will be used as a standard for maintenance tasks.
Current H&S obligations
Best Practice Building Management Standards
Health & Safety at Work Act 1996
Management of Health & Safety at Work Regulations 1999
Control of Substances Hazardous to Health Regulations 2002 (amended 2004)
Provision & Use of Works Equipment Regulations 1998 Gas Safety Regulations
Clean Air Act
IEE Wiring Regulations (17th Edition),
T&C obligations

Whilst we may be tendering through a Consultant or a Clients exacting specification we also recognise that, in some instances, a Client may not have been made aware of certain obligations.

Once appointed – Titan demonstrate a proactive and flexible approach to our contracts which, we believe is unique within the market place, whereby Titan will :

include either within a dilapidation report, maintenance tender return, or monthly reports, should we identify an area which is not included within the specification but it also found not to be undertaken by others

advise the Client/Consultant of the issue and risk and will provide costs

This ensures that, so far as reasonably practicable the Client remains compliant with their obligations towards relevant H&S regulations and reduces the risk of incident and non- compliance and will reduce the risk of action/improvement notices being raised against the Client.
